  • How to assess water damage due to leak

    Hi!
We purchased our 3100rd last December 2023. Our unit was purchased new so it is only 7 months old. We haven't used it a whole lot. Maybe 5 or 6 times.
We are in Colorado this week and we are at a dry campground. We filled up our fresh water tank and lost several gallons due to a leak under the sink in the bathroom. We discovered this leak because the water pump was running at night. We heard drip drop sound also. We also noticed the fresh water tank at 2/3 after just a few hours! Then we went searching for the leaks. The hot and cold water connections under the bathroom sink were leaking. We went ahead and replaced the seals and the faucet.
Now, the biggest issue and concern are the water damage that was done to the RV. We have no idea when these leaks started therefore have no idea if we have lots of damages unseen like in the belly of the rig (insulation etc). We have some damage to the cabinet itself and it smells like rotten eggs behind the drawers in our bedroom where the furnace is. We removed the drawer and installed a fan to circulate air and hopefully helping to dry it out.

Naturally, we wish to get our rig back into full integrity. Should we have the insulation replaced in the belly if it got wet? Is there any other damages we should expect and make sure it is fixed? The rotten smell is concerning and wondered how to fix it. It is not from the water heater btw.

Thank you for your response and help with these issues.

    Hi Rob & Sophie.

The Imagine line does not have batt insulation in the floor or underbelly that can get water soaked (your insulation is rigid foam) so that is a good thing. You could drill a small hole in the underbelly cover (called coroplast) at the low point under the bathroom to determine if there is water collected in there. If so, this coroplast should be partially dropped to drain and vent the area. A freshwater leak, quickly discovered and aired out is usually not a problem. The rotten egg (sulphur) smell is a curious discovery . . . does the water supply that you filled your tank with have this same sulphur smell?

      Welcome to the forum!

Your Imagine 3100RD has a composite floor like my 315RLTS. The picture below was snipped from https://www.granddesignrv.com/travel...42e5369c00-tab

So the good news is no wet insulation.

The bad news is the luan below the laminate could have absorbed water. You'll have to do a thorough inspection of every hole in the floor (where plumbing, vents, or wires) penetrate the floor to see if there's any damage. Cutting out and replacing will be quite a job if there's luan that's damaged beyond just letting it dry out.

Consider crawling underneath and pushing up on the black material covering the underbelly ("coroplast") If there's water trapped you'll here it slosh around. Poke a small hole to drain the water out at the lowest point. Even better, drop one side of the coroplast to drain the water and let the underbelly air out.

Last suggestion--buy leak detectors! They've saved me multiple times. I've got six or seven under all the vulnerable connections (kitchen sink, bathroom sink, toilet lines, Nautilus panel, water pump...etc). See https://gdrvowners.com/forum/operati...rst-impression for more information.

Rotten egg smell could be from the HWH anode if it is a tanked unit. I know the unit is not old, but if water quality is BAD, the anodes do their job quickly and could need replacing.

Very interring take on HWH tanked unit cleaning, also very informative. https://www.youtube.com/watch?v=56CQRuqpbOc
